What to expect

Every buyer's situation is different. I build the search around your timeline, your must-haves, and the realities of mountain property.

1. Getting to know you

My absolute first priority is to get to know you. We'll talk about where you want to be, what your needs are, and what your timeline looks like.

2. The search

I'll send properties that match your criteria — not every listing that hits the market. Each one is screened for fit, access, and the details that matter here.

3. The showing

We visit in person so that you can actually get a feel for the property. While we're there, I'll point out things that the listing photos don't show.

4. The offer

We craft terms grounded in comparable sales and current inventory, not algorithms. Price, contingencies, and timeline are chosen for your situation.

5. Due diligence

Inspections, well and septic tests, surveys, road agreements, and utility confirmations. Nothing gets skipped on a mountain property.

6. Closing

I stay involved through the final walk-through, the closing table, and the handoff of keys. The finish should feel uneventful.

I help you read the inspection for mountain-specific risks — not just cosmetic issues — and decide what matters.
